LOCKED workflow dimensions need reconciliation

LDD-13 · South Bay Layout

One-line intent

Workflow-driven system, not just space allocation — west = production, middle = service, east = parking.

Locked decisions

West → East sequence

  1. Equipment room (~10' × 13')
  2. Workshop WC
  3. Workshop main (~23' × 16' work zone with 7' clear transport spine)
  4. Service zone
  5. Lift (6'×7' shaft, 5'×6' platform — NOT optional)
  6. Hybrid receiving / storage bay
  7. 3-car garage bays

Cost drivers

Lift $25–55K (single biggest line item). 3 garage doors $12–27K. Hybrid bay door $3–6K. Equipment room buildout $5–10K. Total: $50–105K, budgeted at $95K (combined with workshop).

Air-gap concerns

  • Lift is the largest single risk concentration in the entire building. "NOT optional," named in 3 other LDDs as coordination point — but no service contract, redundancy, or failure-mode plan in any LDD. For a 50-year build this needs a vendor with parts availability + maintenance contract.
  • Dimensions reconciliation needed before any structural shop drawings.
  • South face wall area — with multiple garage doors + hybrid + equipment access, may be 50–70% openings vs IMP. Verify thermal performance.
  • Equipment room noise control — dust collector + compressor are 85–95 dBA at source. Mineral wool double-stud + sealed door = $4–8K.
  • Workshop main vs hybrid bay overlap. If transport spine goes from workshop through lift, hybrid is on east side adjacent to garages.
